Is a sell-and-rent-back valuation a true reflection of what the property is worth?

We find that most of the time our clients have been told that their property is worth a lot less by companies in the sale-and-rent-back sector.

But this can happen for a variety of reasons, the people valuing the property have not carried out the right research, it’s possible they don’t know the area, haven’t even been to this area before, do not have any experience in valuing property, have not carried out the right research to gain an accurate valuation, have spoken to new estate agents when they should be speaking to the more established estate agents and have not had the property valued by a RICS chartered surveyor.

But you must also remember that some properties are very difficult to value, even by a RICS qualified surveyor, because if your property needs money spent on it because it needs work/refurbishing or there are only a few comparables i.e. properties that have been sold in the last 2/3 years, it can also make the surveyors job hard.

The value of a property is a matter of an opinion in most cases, but surveyors do have the final say when it comes to a mortgage being placed on a property. Many people think their property is worth more than every property down the street or certainly worth more than a majority of them, of course you would because it’s your property and why shouldn’t it be the same as what everyone else’s is or more. You have to be realistic especially in today’s market place, the other properties could have had extensions, loft conversions, have a garage, driveway, just been refurbished, etc, etc all these factors have to be taken into consideration because they have a great impact on the value of a property.
