Get a good solicitor
This is an important choice as a good solicitor will help your transaction go through smoothly and without stress.
The first step you should take in finding a good solicitor is to ask whether any of your friends have someone that they could recommend to you.
You should try and avoid your estate agent’s recommendation as generally they will earn a referral fee and may not recommend the best solicitor for your needs. Also avoid large firms that have a call centre setup as you not deal with a single solicitor but a team. Look in your local area and go and see a few firms and get a quote from a few of them. Also you can go onto the law society’s website and find a solicitor from there. Please remember the average fee should no more than £500 + Vat plus disbursements.
In our honest opinion, after reading and implementing all the advice above, if your property still is not under offer with in 4-8 weeks there is something wrong. This could be possibly because of the price, maybe the agent, maybe the property or maybe the market. But if you want/need to sell your property, you have to find out what the problem is.
If you go about this the right way in the first place, hopefully it won’t be the price, agent or property you will probably find that it is the market place, which unfortunately, no one can control.
