Selecting an Estate Agent

Home soldChoosing the right estate agent could result in you achieving a quick sale. Again you need to carry out similar research on the estate agents. You need to research the following:- 

Location of their office – this is a key factor. You need to make sure that the estate agent is in a busy location. You will generally find that there will be quite a few in the same location, which would indicate that it is a busy location and this is where most of the prospective buyers will come to find an estate agent.

Visit the agents – this is important because you are about to put your biggest possession in the hands of someone you have never met before. When visiting the agents go and speak to the manager or the valuer in the branch. Ask them about their service i.e. opening hours, accompanied viewings, advertising, etc, etc and also ask to take a brochure.

Boards in the area – look at who has the most for sale and sold boards locally to your property. Some agents are stronger than others in particular areas in their local market place and would have a greater chance of selling your property.

Internet – look at how many properties the agent has. Don’t be put off if the have quite a few because this may mean that they are the preferred agent. See how many property portals (websites) the agent advertises on because not everyone uses the same property portal.

Paper – do the agents advertise in the local paper and if they do is it in black & white or is it in colour. You should pay more attention to the agents with the bigger adverts and also the ones that advertising in colour. You don’t want to go un-notice if you are in the paper.
