Preparing your house for a Quick Property Sale
They say that image is everything and there is nowhere that this simple adage rings more true than in the property market, especially when you want to consider a quick property sale. You need to discover exactly what is going to attract your potential buyer so that they not only pay you quickly, but if in the process you will be able to add some value to the house, then the better for you. You do not want to risk sending a wrong impression to the potential home buyer just because things did not look pleasant to the eyes. Even though looks are deceptive they can make or break the deal for you as you plan to sell your house. You will realise that what it will cost you to keep your house on a quick sale in tip top shape is so negligible you cannot compare with the amount it may be able to add in the total value at the end of the day. In many cases what you may need to invest in is just a little effort to make sure your house smells fresh and that way anyone who looks at it will want to simply own it because of the mental image that it portrays.
The first thing you have to do is to de-clutter your house so that you do away with possessions you do not even have use for. With less clutter the house will appear larger than it really is and that is a plus for you. After this you may want to appear like an internal designer and re-arrange the house methodically to give a lovely picture. But the greatest thing you will do is to prepare yourself mentally for leaving the house as soon as the deal goes through. One of the areas you will have to consider making lighter are the cupboards and the wardrobes so that they do not look over burdened. Any buyer who happens to look inside them may think they are too small if you keep them cramped up with your stuff, the rule of the game is to fill them up to only 75% capacity.
Take just a little of your time to make sure you fix any small fixtures that need to be repaired since they are likely to distract the mind of the potential customer. Make sure you have maintained your house and everything is up to date and in a condition that can be used comfortably. The reason is simply that anything that does not appear to look good will obviously affect the price that the buyer will be willing to offer. Play a game in your mind and take the position of the buyer and then ask yourself if you would fall in love with the kind of house being presented to you. Once in a while you may need to just take a walk and stand at a good vantage point outside the house and admire the view of the presentation, if you like then it is possible that the buyer may also fall in love with it.
You will also need to tell your mind to start forgetting about the house it was used to calling home. Take time to remove some very personal effects, such as pictures and other similar objects like trophies, so that any potential buyer gets to put their own there in the picture of their minds. When a buyer is able to put in a mental picture and place themselves right there it will be much easier for them to begin owning the house and are more likely to go on with the purchase arrangements.
